Age
Age is one of the leading factors in replacing a septic system. There are a lot of systems that were installed upwards of 40 years ago. Even though they still may be functioning, they may not be functioning efficiently or in a way that is up to date with today’s standards. The standards are set to protect our drinking water and our environment. Older systems were installed without those precautions.
Cesspools
These are underground holding tanks that accumulate waste from the house. The waste will slowly seep into the ground. They do not separate solids from liquids like modern tanks, nor do they allow for the effluent to be distributed over a large area. These are banned due to concerns for groundwater contamination, the spread of disease, and environmental pollution. These should be replaced with an entire new septic system.
Cisterns
These are underground holding tanks that are installed after a septic tank. They are perforated at the bottom to allow the effluent to be leached into the ground. These do not allow for widespread distribution of the effluent. Cisterns have to be pumped to help maintain the percolation of the effluent. They consolidate the effluent into one location which can lead to settling issues with cisterns since they are set on saturated soil. These should be replaced with a new leach field.
Septic Tank Clean-out Pipes
These allow for easy access to pump the tank. However, they prevent the pumper from completely cleaning the tank. The most common reason leach fields fail is them having a large bio-mat layer. Bio-mat layers are basically a slimy film across the soil that prevent liquids from being able to seep into the soil. Bio-mat layers are the result of solids working their way from the tank into the leach field. In order to help eliminate that issue septic tanks need to be properly cleaned. These pipes should be replaced with 24-inch risers and lids.
